"Property" or "Estate" refers to any luxury residence, equestrian estate, or accommodation offered through our service.
"We/Us/Our" refers to sovereign-homes, a luxury estate rental service based in Singapore.
"Content" includes all text, images, information, and materials available through our website and services.
"Booking Agreement" means the specific rental contract entered into for each property reservation.

2. Use of Services

2.1 Eligibility

  • Users must be at least 18 years old to make reservations
  • Valid identification required for all property rentals
  • Compliance with Singapore immigration and residency requirements
  • Accurate and complete information must be provided during booking

2.2 Booking and Reservations

All property reservations are subject to availability and confirmation. Bookings are not confirmed until:

  • Signed rental agreement and terms acknowledgment
  • Payment of required deposit (typically 50% of total rental)
  • Security deposit authorization (varies by property)
  • Identity verification and background check completion

2.3 Account Responsibilities

Users are responsible for maintaining the confidentiality of account information, ensuring accuracy of provided data, and promptly notifying us of any unauthorized access or security breaches.

3. Prohibited Uses

Users may not engage in any of the following activities while using our services or properties:

Property Usage Violations

  • • Subletting or unauthorized third-party use
  • • Commercial activities without prior approval
  • • Exceeding maximum occupancy limits
  • • Damage to property or amenities
  • • Noise violations or disturbance to neighbors
  • • Smoking in non-designated areas
  • • Unauthorized pets or animals

Legal and Security Violations

  • • Violation of Singapore laws or regulations
  • • Illegal activities or substance use
  • • Fraudulent payment methods
  • • Harassment of staff or service providers
  • • Security system tampering
  • • Unauthorized recording or photography
  • • Misrepresentation of identity

4. Payment Terms and Billing

4.1 Payment Schedule

4.3 Currency and Taxes

All rates are quoted in Singapore Dollars (SGD) unless otherwise specified. Prices include applicable Goods and Services Tax (GST) as required by Singapore law. Foreign exchange fees may apply for international payments.

5. Cancellation and Refund Policy

5.1 Client Cancellations

30+ days before arrival 100% refund
15-29 days before arrival 50% refund

5.2 Force Majeure and Exceptional Circumstances

In cases of government travel restrictions, natural disasters, or other circumstances beyond our control, alternative arrangements will be made:

  • • Full refund or credit for future use
  • • Rebooking at alternative dates without penalty
  • • Property substitution of equivalent or higher value
  • • Travel insurance claims assistance

5.3 Early Departure

No refunds are provided for early departure or unused nights, except in cases of property defects that cannot be remedied within 24 hours of notification.

6. Intellectual Property Rights

All content on our website and in our marketing materials remains the property of sovereign-homes, including:

  • • Written descriptions and marketing copy
  • • Logos, trademarks, and brand elements
  • • Website design and user interface

6.2 Limited License

We grant you a limited, non-exclusive license to access and use our website for personal, non-commercial purposes related to evaluating and booking our services. No reproduction, distribution, or commercial use is permitted without written permission.

6.3 Third-Party Content

Our website may contain links to third-party content. We do not claim ownership of such content and are not responsible for third-party intellectual property rights or content accuracy.

7. Disclaimers and Limitation of Liability

7.3 User Responsibilities

Users assume responsibility for their own safety and security during property stays. We recommend comprehensive travel insurance for additional protection.

9. General Provisions

9.1 Termination

Either party may terminate service agreements with appropriate notice as specified in individual booking contracts. Immediate termination may occur for violations of these terms or illegal activities.

We reserve the right to modify these terms at any time. Material changes will be communicated via email and website notification. Continued use of services constitutes acceptance of updated terms.

9.3 Severability

If any provision of these terms is deemed invalid or unenforceable, the remaining provisions will continue in full force and effect.

9.4 Entire Agreement

These terms, together with individual booking agreements and privacy policy, constitute the complete agreement between parties regarding the use of our services.
